Caliente Springs is a family owned resort located in the Palm Springs area of Southern California. Famous for its natural hot springs pools and spas, it attracts visitors and residents from Southern California, the Pacific Northwest, Canada, and around the world. Once people find the resort they fall in love with the great weather, perfect location, friendly active community, and wholesome living.

Caliente Springs welcomes all types of people but typically our customers are retired, or close to retirement, physically active, social, and friendly. Most of our residents have a primary home elsewhere and use their home in Caliente Springs as a 2nd home, vacation home, weekend getaway, or snowbird home. About 20% of the community are year-round residents who have downsized or just like tiny home living in a safe community.

Yes, Caliente Springs is a 55 plus age restricted community. There are a few specific exceptions and an underage guest policy which allow for visits from children and grandchildren for any occasion, but mostly major holidays, spring break, and grandparent birthdays.

Yes. We are pet friendly for friendly pets with access to the desert for walking and two dog parks. Complete pet rules are available upon request.

Emergency services – We are 2 miles from the fire station with an on duty paramedic. There are 3 major hospitals in the Palm Springs area within a 20-30 minute drive from the resort and numerous Urgent Care facilities.

Shopping – Between 20-30 minutes you can get to Costco, Sam’s Club, Wal-Mart, Westfield Shopping Center (big mall), El Paseo (high end outdoor mall), and in about 35 minutes you can get to the Cabazon Outlet Mall which is the largest outlet mall this side of the Mississippi.

Restaurants- The area has more restaurants than there are days in the year. Try a new one every day.

Entertainment – Multiple casinos bring world class performers, The Indian Wells Tennis Garden hosts the 5th largest tennis tournament in the world, the McCallum Theater has top notch plays and other live performances, and we have multiple megaplex movie theaters close by. The valley also has 150+ golf courses and annually hosts Coachella and Stagecoach (ask your kids or grandkids). This list truly can go on and on.

Vet services – Four animal hospital are within a 15 minute drive.

Tiny homes and park models are DMV products meaning they are regulated and titled through the Department of Motor Vehicles. Manufactured homes are real property and are regulated and titled through the Department of Housing and Community Development. There are a lot of difference but here are the big ones. Tiny homes and park models are under 400 sq. feet. Manufactured homes are above 400 square feet and are typically around 1200 square feet. Tiny homes and park models are typically 1 bed and 1 bath while manufactured homes are typically 2 bed and 2 bath but can have as many beds or baths as a traditional house. When buying the home you pay a sales tax and an annual registration fee with a tiny home or park model and you pay a bi-annual property tax and no sales tax with a manufactured home.

Yes, there are restrictions and responsibilities of the homeowner for the safety and rule compliance of all people they bring into the community.

No. This is one of the best values about our community. This enables us to keep the purchase prices of our homes way below other homes, condos, timeshares, etc. in a top quality community. No property taxes = big win for residents.

No. The family that purchased the land back in the 80’s and developed the land still owns the land and manages the company today.
